Planning Approvals

We have experience in various forms of development approvals, including low, mid and high-rise residential development, and industrial and commercial developments.

We coordinate the application and approvals process on behalf of the landowner using our strong organization, facilitation and communication skills as project managers.  We liaise with the municipality, consulting team, and landowner to prepare applications, follow up on circulations, and ultimately address any comments and obtain final approvals. Where possible, applications are filed concurrently to aid in review timelines.

Planning Applications

We successfully manage applications including but not limited to:

  • Municipal Official Plan Amendment (including drafting of new policies)

  • Zoning By-law Amendment (including drafting of zoning by-laws)

  • Site Plan

  • Consent

  • Minor Variance

  • Draft Plan of Subdivision

  • Draft Plan of Condominium

 

In addition, we review, provide input, and finalize any relevant agreements, and work with the landowner to carry out conditions of approval as outlined in various development agreements.

Consent and Minor Variance

Armstrong Planning & Project Management has a wealth of experience with Consent and Minor Variance Applications through the Committee of Adjustment in various municipalities throughout southern Ontario. We support both small- and large-scale developers and landowners, as well as individual homeowners in pursuing severance and minor variance approvals. Our team has also successfully appeared before the Toronto Local Appeal Body (TLAB) and Ontario Land Tribunal (OLT).

Land Use Planning and Justification Services

Our team is equipped to provide Feasibility Studies to support your professional due diligence needs in order to determine the development potential of a site. We also prepare Planning Justification reports in support of proposed developments for formal applications. We review the surrounding context of the site, the relevant policy and guidelines applicable to the lands and stay current on the ever-changing regulatory framework

Community and Subdivision Design

Armstrong Planning & Project Management collaborates with award winning urban designers to create desirable master planned communities as well as small-scale infill developments. Attention to detail is at the forefront of all master plan exercises. We collaborate with a variety of consultants including but not limited to architects, transportation engineers, ecologists, and civil engineers to prepare plans that address regulatory requirements as well as balance landowner desires and current and future community needs.
