Stephen has over 30 years of experience in the planning and land development industry. Stephen’s apt ability to lead the business development and key strategic processing of land acquisitions has resulted in successfully securing numerous land development projects and bringing properties through to final approvals and construction. Stephen has been instrumental in leading the planning and approvals process for a number of small-, medium- and large-scale developers across Toronto, the GTA and southwestern Ontario for both low-rise and high-rise developments. Stephen has a natural ability to communicate and collaborate with stakeholders throughout the process and, over the years, has fostered relationships with municipal staff, public officials, developers and community stakeholders.

Davin McCully

Davin has over 6 years of experience in a range of urban planning, urban design, and land development projects throughout Southwestern Ontario. Davin has developed a strong skillset and understanding of planning frameworks, project management, and client relations through his work for public and private sector clients. He has participated in and led work on regional growth management studies, long-term master plans, highest and best use reports, as well as approvals for urban and suburban residential, mixed use, and affordable developments. Davin is a strong proponent for urban sustainability, efficient neighbourhood design, and maximizing active and public transport opportunities. His experience living, studying, and working in Toronto, Montreal, and Vancouver give him a unique lens on the Canadian urban context.

Amanda Kosloski

Amanda has over 15 years of experience in a broad range of development planning, subdivision design and project management in southwestern Ontario. Amanda has developed a thorough knowledge of both the planning and construction processes involved in new development and has extensive knowledge of policies, regulations and legislation that impact development. Her strong attention to detail and creative approach to problem solving allow her to find practical solutions to complex problems saving valuable time in the development process. Amanda’s collaboration and facilitation skills allow her to work effectively with diverse multi-disciplinary teams while maintaining old and building strong new relationships with municipal and agency staff.

Alfiya Kakal

Alfiya has over 10 years of experience in land use planning and development throughout southern Ontario including the Greater Toronto Area, Simcoe County and Waterloo Region. Alfiya’s work experiences include small-scale subdivisions, mixed-use infill and intensification projects, as well as office/commercial and industrial uses including large-format warehousing and logistics. She has successfully managed a range of development approvals, including Official Plan/ Rezoning applications, Site Plan Approval and agency permits. Alfiya has strong communication and interpersonal skills and has worked closely with clients and stakeholder groups through pre-acquisition and due diligence to determine highest and best use development options.

Cesare Pittelli

Cesare has over 7 years of experience in planning, land development, and real estate. Cesare has been involved in various projects across southern Ontario, including high-rise mixed-use condominiums, medium density infill sites, low-rise residential, and commercial developments. Cesare’s leadership qualities and communication skills provide him with the ability to lead complex projects, manage consulting teams, and coordinate application deliverables in an efficient and strategic manner in order to meet strict timelines. Cesare’s interpersonal skills have also allowed him to build lasting relationships with clients, government officials, and other industry professionals over the course of his career.

Joseph Liberatore

Joseph has over 7 years of experience in planning, land development and urban design throughout Ontario in both the private and public sectors. His portfolio includes high-rise residential condominiums, medium and low-density residential infill developments, mixed-use master planning and commercial developments on sites across the Greater Toronto Hamilton Area and Southwestern Ontario. His ability to constructively balance stakeholder interests on complex projects, combined with his detail-oriented nature and technical skills, has enabled him to become a valued asset to Clients across Ontario. Joseph prides himself on delivering high-quality effective results, while simultaneously building strong relationships with municipal and agency staff, community stakeholders and partners as part of a collaborative process.

Alexander Hardy

Alexander is passionate about growing his career in urban and land use planning. He has 3 years of planning experience in southwestern Ontario where he has developed a strong understanding of the land use planning framework in the province. Through his experience, Alexander has gained skills in land use planning, heritage planning, the approvals process, communication and facilitation. Alexander provides support to senior planners in relation to planning approvals, including Site Plan Control, Minor Variances, Consents, Plan of Subdivisions, Zoning By-law Amendments, Official Plan Amendments, and appeals. Alexander is also an active Citizen Member of the Mississauga Heritage Advisory Committee. Alex is skilled with using a variety of software applications including ArcGIS, Adobe Suite, and SketchUp.

Purva is enthusiastic about advancing her career in urban and land use planning. In her current role, she continues to grow her knowledge and understanding of the land use planning system in Ontario while supporting senior planners by developing schedules for various planning approvals, including Site Plan Control, Minor Variance, Consent, Plans of Subdivision, Zoning By-law Amendments, and Official Plan Amendments. Her proficiency with software such as ArcGIS, Adobe Suite, AutoCAD, and SketchUp enables her to contribute effectively to the planning and approval process, ensuring that projects are executed smoothly, efficiently and on time.
